We specialize in maximizing occupancy, optimizing operations, improving turnover speed, and creating high-quality resident experiences. Our portfolio spans multifamily, affordable housing, build-to-rent, and community-centric living environments where operational excellence drives financial performance.

We are modern, tech-enabled, people-centric, and driven by efficiency, transparency, and continuous improvement.

Role Overview

We are seeking an experienced Regional Director to oversee the operational performance and strategic direction of a portfolio of multifamily communities. This role is responsible for driving property performance, maximizing occupancy and revenue, maintaining financial accountability, developing high-performing teams, and ensuring consistent operational standards across assigned properties.

The Regional Director will work closely with Community Managers, property teams, and corporate leadership to improve portfolio performance, strengthen operational processes, and support the company's growth objectives.

Key Responsibilities

  • Oversee the overall operations and performance of multiple communities within the assigned region.
  • Lead, coach, develop, and hold Community Managers accountable for property performance, team effectiveness, and company expectations.
  • Drive leasing, sales, occupancy, renewals, and resident retention across the portfolio.
  • Monitor rental income, rent collections, delinquency, concessions, operating expenses, and overall financial performance.
  • Develop, review, and manage property budgets, forecasts, financial reports, and operational action plans.
  • Analyze property-level KPIs and financial results to identify performance gaps and implement improvement strategies.
  • Ensure consistent execution of leasing, resident relations, maintenance, collections, and administrative processes across all assigned properties.
  • Monitor maintenance operations, work order completion, unit turns, preventive maintenance, property inspections, and vendor performance.
  • Oversee capital improvement projects, major repairs, and property-level initiatives to ensure timely and cost-effective execution.
  • Ensure properties maintain appropriate standards for curb appeal, unit readiness, amenities, safety, and overall asset condition.
  • Monitor market conditions, competitor activity, rental pricing, and leasing trends to identify opportunities for improved occupancy and revenue.
  • Ensure compliance with Fair Housing, applicable landlord-tenant laws, affordable housing requirements when applicable, and AAM policies and procedures.
  • Review property staffing levels, support recruitment and retention efforts, and ensure teams are adequately trained and equipped.
  • Conduct regular property visits, operational reviews, and performance meetings with Community Managers.
  • Address escalated resident concerns, operational issues, and property-level challenges in a timely and professional manner.
  • Build strong relationships with vendors and internal stakeholders to support efficient property operations.
  • Work closely with corporate leadership to communicate regional performance, financial results, operational challenges, and strategic recommendations.
  • Identify opportunities to improve processes, strengthen accountability, and standardize operational practices across the portfolio.

Required Qualifications

  • 5+ years of multifamily property management experience, with at least 2–3 years in a regional or multi-property leadership role.
  • Proven experience overseeing multiple communities and managing property-level operations through Community Managers.
  • Strong understanding of leasing, occupancy, sales, renewals, resident retention, collections, and property operations.
  • Demonstrated experience with property budgets, financial reporting, forecasting, expense control, and revenue management.
  • Experience leading, coaching, and developing property management teams across multiple locations.
  • Strong knowledge of Fair Housing, landlord-tenant regulations, and affordable housing compliance requirements when applicable.
  • Experience with property management software such as Yardi, AppFolio, RealPage, Entrata, or similar platforms.
  • Strong analytical, leadership, communication, decision-making, and problem-solving skills.
  • Ability to evaluate property performance, identify operational gaps, and implement effective improvement strategies.
  • Strong organizational skills with the ability to manage multiple properties, teams, and priorities.
  • Ability to travel regularly between assigned properties.
  • CAM, ARM, or CPM certification is a plus.

Benefits

  • Health insurance.
  • Paid time off.
  • Opportunities for professional growth and career advancement.
  • A collaborative, innovative, and high-performance work environment.
