Asset Performance Captain – Residential Portfolio (Grand Rapids)

Most maintenance jobs treat you like a disposable pair of hands, running you from one 'emergency' to the next with zero support. That’s not a career—it’s a fire drill. At Green Property Management (GPM), we’re looking for an Asset Performance Captain who is ready to stop reacting and start operating.

We’re looking for the technician who refuses to do a 'landlord special.' You take pride in the invisible details because you have a 'Wise Owner' mindset—you treat every property like it’s your own. If you’re ready to trade the burnout of 'hustle culture' for a seat in a high-performance Asset Engine where your expertise is the standard and you pilot a top-tier van fleet, you belong in our cockpit.

Values we stand for

At GPM, we solve problems with systems, not just effort. We believe that quality workmanship is the predictable result of a well-defined process, allowing you to focus on your craft rather than managing disorganization.

The "Wise Owner" Mindset: We treat every property and every dollar as if it were our own. You aren't just "closing a ticket"; you are protecting an investment.
Radical Transparency: No nickel-and-diming. We have honest conversations about property health with our 112 owners, and we rely on your Integrity to give us the ground truth.
Community First: When a home is well-maintained, the neighborhood thrives. You are a First Responder for our residents’ peace of mind.
Team Player (Have Fun): We are a lean team of 5 elite techs. We back each other up, share knowledge, and enjoy the win.

Our Mission

You will operate within our High-Standard Residential Niche, managing 1,000+ doors across Grand Rapids.

The Professional Turn: You will execute "make-ready" projects that turn vacant units into "Gold Standard" homes. This is about precision, not just a "landlord special" coat of paint.
Advanced Diagnostics: You’ll handle plumbing, electrical troubleshooting, and carpentry using the best tools in the industry.
The Tech Stack: You’ll use Property Meld and AppFolio to track your work—no more paper trails or "lost" instructions.
The Fleet: You’ll pilot one of our new 4-van fleet units, fully equipped and dedicated to your success.

What you bring

Proven Craftsmanship: Strong hands-on experience in remodeling, construction, or property maintenance. You know the difference between "fixed" and "done right."
Accountability: You take pride in Unimpeachable Character. You do the right thing when no one is watching (especially on your on-call rotation).
Adaptability: You can pivot from a minor leak to a structural inspection without losing your cool.

Why GPM

Top-Tier Health: Medical and Dental (80% employer-paid through Blue Cross Blue Shield of Michigan).
Wealth Building: 401(k) and competitive pay that rewards your efficiency.
Tools for Pros: Company work vehicle, uniform service, and company cell phone provided.
Respect for Time: Paid vacation that increases with your tenure and steady, year-round work.
