A porter at an apartment community is the onsite building-services member of the maintenance team: the person who keeps the buildings clean and orderly, handles the trash, and notifies management of needed repairs — with grounds care where the property's rounds include it.

BLS has no separate porter occupation.

The closest available group, janitors and cleaners (SOC 37-2011), counted 2,209,760 payroll jobs nationally in the May 2025 survey.

The same work also travels under janitor and custodian titles, while grounds work maps to its own occupation.

What Is a Property Porter?

A property porter is the building-services member of an apartment community's onsite team.

The job's center of gravity is presentation: buildings kept in clean and orderly condition, trash and rubbish removed, and needed repairs flagged.

Apartment porter, building porter and property porter are the same job under different signs — and Janitor, Custodian and Building Services Worker are names the same work wears elsewhere.

Federal occupation data carries no porter line of its own.

The labelled closest available group is janitors and cleaners (SOC 37-2011).

That occupation keeps buildings in clean and orderly condition, with duties that may include tending furnace and boiler, performing routine maintenance activities, notifying management of the need for repairs, and cleaning snow or debris from sidewalks.

Sample titles of that occupation include Custodian, Janitor and Building Services Worker — porter is not among them, which is one reason the title is easy to miss in federal wage data.

The role sits inside the onsite group: the National Apartment Association's advancement course addresses maintenance technicians, porters, housekeepers and groundskeepers as one audience.

In New York City's unionized residential buildings the role is formally bargained for, too: 32BJ SEIU's master agreement with the Realty Advisory Board covers nearly 34,000 members maintaining 600,000 households in 3,500 co-ops, condos and apartment buildings.

Porters are one of the job classes the agreement names, alongside doorpersons, handypersons, supers and resident managers.

What Does a Porter Do Day to Day?

A porter's day moves between stations: trash, the common areas, and — where the property's rounds include them — the grounds.

On the groundskeeping side, O*NET's profile of landscaping and groundskeeping workers (SOC 37-3011) is the outdoor list that round draws on: mowing or edging lawns, pruning trees and shrubs, gathering and removing litter, and shoveling snow and spreading salt on walks and lots.

  • Trash. Removing rubbish is on the occupation's own duty list — collecting and hauling trash and rubbish across the community, with trash areas kept to the same clean-and-orderly standard.
  • Common areas. The occupation's core work is keeping buildings in clean and orderly condition, with heavy cleaning duties such as cleaning floors, shampooing rugs, and washing walls and glass — the shared spaces residents read first.
  • Grounds. Where the round includes grounds, the tasks are the groundskeeping occupation's: mowing or edging lawns, pruning trees and shrubs, and gathering and removing litter.
  • Seasonal work. Cleaning snow or debris from sidewalks is on the janitors-and-cleaners list; shoveling snow from walks, driveways or parking lots and spreading salt in those areas is on the groundskeeping list.
  • Reporting. Notifying management of the need for repairs is on the occupation's duty list.
  • Light maintenance. Making adjustments or minor repairs to heating, cooling, ventilating, plumbing or electrical systems sits on the supplemental edge of the occupation's task list — the natural bridge into maintenance work.

The blend shifts with the property: where the round includes grounds, the outdoor list takes over in the growing season; the indoor cleaning list runs year-round.

Porter vs Groundskeeper vs Housekeeper

Three titles, one property, three centers of gravity.

The porter owns the site's day-to-day presentation — interior common space, trash and the small repairs in between, with grounds where the rounds include them.

The groundskeeper owns the outside.

The housekeeper cleans rooms and interior work areas to a health standard.

Groundskeeping is its own federal occupation: landscaping and groundskeeping workers (SOC 37-3011), whose top tasks include operating powered equipment such as mowers, snow blowers and chainsaws.

Groundskeeper and Grounds Maintenance Worker are among that occupation's sample titles, so that title maps cleanly to the data.

Housekeeping maps to a third occupation, maids and housekeeping cleaners (37-2012), with a profile centered on cleaning rooms, hallways, lounges, restrooms, elevators and stairways "so that health standards are met," and disinfecting equipment and supplies.

Environmental Services Aide and Environmental Services Worker are among its sample titles.

Janitor is the title the federal data uses for porter-type work, with Custodian and Building Services Worker beside it — close enough that one occupation profile covers both.

And outside the apartment world, the word porter names other jobs again; this guide stays with the apartment-community role.

What Does It Take to Get Hired as a Porter?

There is no single educational gate.

O*NET's education data for janitors and cleaners lists a high school diploma as required for some jobs and less than a high school diploma for others.

The occupation spans both.

The occupation's task list sets the practical picture: heavy cleaning duties such as cleaning floors, shampooing rugs, and washing walls and glass, plus removing rubbish and cleaning snow or debris from sidewalks.

Where the round covers grounds, add powered equipment such as mowers, snow blowers and chainsaws.

For advancement, the National Apartment Association recommends its CAMT course for maintenance technicians, porters, housekeepers and groundskeepers ready to move up.

CAMT is a voluntary industry credential — not a license.

Registered apprenticeships exist on both sides of the role.

O*NET lists Building Maintenance Repairer among DOL-approved Registered Apprenticeship titles for general maintenance and repair workers, and Landscape Technician among titles for groundskeeping workers.

A local program is not guaranteed — check apprenticeship.gov for what runs near you.

Licensing enters with the work, not the title: BLS notes that for more complex tasks, maintenance workers may need a license or certification in a specialty such as electrical or plumbing work.

Credentials are voluntary — and repair rules are local

NAA's CAMT and similar industry credentials are voluntary; they are not a license. Where a porter's duties stretch into electrical, plumbing or HVAC repair, BLS notes that licensing requirements vary by state and locality — confirm credential details with NAA/NAAEI and repair-scope questions with your state and local licensing authorities.

What Do Porters Earn?

BLS has no porter occupation, so the numbers come with a label.

The closest available group is janitors and cleaners (SOC 37-2011): a median of $17.71 an hour, or $36,840 a year, across 2,209,760 payroll jobs nationally in the May 2025 survey.

Inside real estate (NAICS 531), the same survey counted 63,640 janitors and cleaners at a median of $19.37 an hour, and 28,570 landscaping and groundskeeping workers at $18.91 an hour.

Nationally, landscaping and groundskeeping workers (37-3011) earned a median of $18.82 an hour, or $39,150 a year.

Where residential buildings are unionized, the contract sets the rate.

In New York City, porters are one of the job classes in 32BJ SEIU's four-year master agreement with the Realty Advisory Board on Labor Relations, which covers nearly 34,000 members maintaining 600,000 households in 3,500 co-ops, condos and apartment buildings.

Its tentative April 17, 2026 agreement provides porters, doorpersons, handypersons, supers and resident managers $4.50 an hour in wage increases over the term, plus a 15% increase to the guaranteed pension.

The union's page does not carry base rates or the annual split, and the agreement was tentative when captured.

These are occupation-wide medians, not offers.

The porter pay page carries the full May 2025 tables by state and percentile.

The Path from Porter into Apartment Maintenance

Porter work sits on the entry end of the apartment maintenance career line, and the bridge is written into the occupational data: making adjustments or minor repairs to heating, cooling, ventilating, plumbing and electrical systems is a supplemental task of the janitors-and-cleaners occupation.

From there the learning curve matches how BLS describes the technician trade: new maintenance workers start by watching skilled workers and doing simple tasks such as fixing leaky faucets and replacing lightbulbs, then move to harder work.

The destination occupation pays more.

Real estate and rental and leasing is the largest employer of general maintenance and repair workers, at 20 percent of the occupation per BLS's Occupational Outlook Handbook.

That occupation — the one apartment maintenance technicians are counted in — earned a median of $23.84 an hour, or $49,590 a year, across all industries in May 2025.

Where the path leads next: the maintenance technician guide covers that role in full — the daily work, the hiring bar and the pay tables.

Find Porter Jobs

Porter hiring follows the property world.

Inside real estate (NAICS 531), BLS's May 2025 employer survey counted 63,640 janitors and cleaners — the occupation behind the porter title — alongside 28,570 landscaping and groundskeeping workers.

Search more than one title.

Porter is not among the janitors-and-cleaners occupation's sample titles; Janitor, Custodian and Building Services Worker are.

Groundskeeper is a sample title of the landscaping occupation (37-3011), so those postings sit in different data.

Reading the duty list beats filtering by title.

PropertyManagerHires lists porter jobs from apartment operators, third-party management firms, HOA management companies and commercial landlords — and nothing else, since the board lists only property management work.

Career and employer information, not legal, tax or licensing advice. Confirm credential details with NAA/NAAEI and current wage data with BLS.

Frequently Asked Questions

Is a porter the same as a janitor?

Federal data has no porter title of its own: O*NET's janitors-and-cleaners profile (37-2011, the proxy occupation for porter work) lists Custodian, Janitor and Building Services Worker among its sample titles.

On an apartment community, porter is the onsite building-services title.

Its duty list reaches past cleaning into rubbish removal, sidewalk snow and debris, and notifying management of needed repairs.

Minor repairs to heating, cooling, ventilating, plumbing or electrical systems sit on the list as a supplemental task.

Which word a posting uses is the employer's choice.

What education does a porter need?

There is no single educational gate.

O*NET's education data for janitors and cleaners — the occupation that covers porter-type work — lists a high school diploma as required for some jobs and less than a high school diploma for others.

For advancement, NAA recommends its CAMT course for porters ready to move up into maintenance; CAMT is a voluntary credential, not a license.

Do apartment porters get union wages?

Where residential buildings are unionized, the contract sets the rate.

In New York City, 32BJ SEIU's four-year master agreement with the Realty Advisory Board covers nearly 34,000 members maintaining 600,000 households in 3,500 co-ops, condos and apartment buildings, with porters among the job classes.

Its tentative April 17, 2026 agreement provides $4.50 an hour in wage increases over the term plus a 15% guaranteed-pension increase; the union's page does not carry base rates or the annual split, and the deal was tentative when captured.

What does a porter do in the winter?

Winter adds outdoor work.

O*NET lists shoveling snow from walks, driveways or parking lots and spreading salt in those areas among groundskeeping tasks, and cleaning snow or debris from sidewalks among janitors-and-cleaners duties.

The winter round is salt, shovels and cleared walkways on top of the usual trash and indoor cleaning work.
